Where St John's Innovation Centre has addresses
Who St John's Innovation Centre suits
St John's Innovation Centre is a workspace operator, so the address comes attached to a real building with meeting rooms and desks. You pay for that whether you use it or not. It suits people who will occasionally want somewhere to sit or to meet a client, and is poor value if you only need the address.
There is a single address, so this only works if that location suits you.
What we noticed
Each package costs its monthly fee plus a £20 set-up fee (+ VAT). Every package includes 'Post and parcel handling' and 'Free hire of meeting rooms' (hours not quantified), plus discounted conference rooms and the Centre's business support services. The page does not say whether post is forwarded, scanned or collected, or whether postage is extra. Virtual Plus adds a communal telephone line with message taking, not your own number. Only Virtual Premium adds 'Your own Cambridge telephone number' and 'Calls answered in your company name'. The general list marks the phone number, call answering, message taking and photocopying with '*Additional costs apply'. The page does not mention a registered office or a minimum term. Aimed at innovative technology companies; entry is by application form.

From £68 a monthSt John's Innovation Centre: common questions
How much does St John's Innovation Centre cost?
Its cheapest published plan works out at about £60 a month. Check whether post forwarding and a director's service address are included, because on most plans in this market they are extra.
Can I use St John's Innovation Centre as my registered office?
Only on a plan that explicitly includes registered office use. Several providers sell a business address that is not valid at Companies House, so check the plan table above rather than assuming.
What ID do I need to sign up?
Photo identification and a proof of address dated within the last three months. Every UK provider of registered office services must run these checks before acting for you.
